Levels of Service

At A-Creative Property Management, we make it easy to customize your options with three distinct levels of service. Each level is tailored to meet the requirements of specific approaches to residential property ownership:

One-Time Service: Our one-time service leaves you in control of day-to-day management and focuses on one thing: finding financially qualified tenants for your vacant properties. We start with a targeted print and online ad campaign designed to attract likely candidates. Once these candidates file their applications, we conduct the comprehensive screening needed to ensure their suitability. Steps in this process include everything from credit reports and employment verification to criminal histories and searches for any previous eviction proceedings. After concluding screening, we’ll show your property only to applicants who meet your stringent requirements.

Full Service: Our full-service package extends beyond tenant screening and property showing to the day-to-day oversight of your rental housing. This wide-ranging approach includes the signing of tenant leases, monthly rent collection, a 24/7 answering service to address tenant concerns and the issuing of critical owner communications such as rent increase notices and lease violation notices. In addition, we take care of vital tasks such as tracking utility costs, making utility payments and scheduling property inspections. A detailed monthly report provides you with all the information needed to assess the current situation at each of your properties.

Premium Service: Our premium service provides even greater relief from the ongoing task of efficient, effective property management. In addition to the oversight of your property, it covers a number of essential owner-side tasks, including payment of your rental property mortgages and payment of your rental property taxes. It also includes payment of homeowners’ association fees for any property located in an HOA-regulated neighborhood or larger area.

Residential Management Fees

At A-Creative Property Management, we base our fee structure on two factors: the level of service you receive and the level of occupancy at your residential property. For our one-time service, you pay just 5.9% of the first year’s rent for each tenant we attract and vet. For our full-service package, you pay just 6.9% of the monthly rent for each tenant currently in residence. For our premium package, you pay just 7.9% of the monthly rent for each tenant currently in residence. We never include vacant units in the calculation of our management fees.
